11 March 2024 - Culmia, the real estate platform that encompasses all the housing solutions on the market, has now started marketing the bulk of the developments of Lot 3 of the first phase of the Madrid Regional Government’s VIVE Plan. With just a few weeks to go before the first affordable rental homes are handed over, the developments in the most advanced stages of marketing and/or allocation, located in Alcalá de Henares, Alcorcón, Getafe and Tres Cantos have now received 24,111 applications for a total of 1,275 homes. This means that, on average, 19 applications have been received for each property in these four developments.
By municipalities, the Alcorcón development has registered the highest number of applications, with a total of 11,675 families applying for 274 homes. The allocation process is now being completed and the first homes are expected to be handed over in mid-March.
For its part, the development in Alcalá de Henares has received 4,243 applications for the 300 homes available. The Tres Cantos development has also registered a large number of applicants, with 3,132 applications for 209 homes.
The Getafe development, which is also open for applications, has received 5,061 applications for 492 units thus far.
The fifth and last development, which makes up the total of the 1,763 homes of Lot 3 of the first phase of the VIVE Plan, in San Sebastián de los Reyeswill go on the market on 9 April.
Jaume Borràs, business Director at Culmia, has indicated that "the good initial reception of these first developments is the confirmation that there is a need to continue developing affordable rental projects on a public-private partnership basis such as the Vive Plan, as demand outstrips the current supply to an extraordinary extent".
The homes developed by Culmia in the Plan Vive have facilities such as a porter's area, equipped gyms, a swimming pool, green areas and community spaces, not to mention high standards of efficiency and sustainability. In this regard, they have obtained a BREEAM Excellent pre-qualification at the design phase - a level that has not been achieved before in multi-family residential developments anywhere in Spain. These will therefore be the first developments to be certified as Excellent according to the new BREEAM manual.
Once they are built, marketing and management of these homes will be carried out by Sogeviso, one of the leading service providers in the real estate sector, which specialises in the socially responsible and economically sustainable management of real estate portfolios.
The procedure to allocate the homes is based on strict chronological order of registration, provided that all eligibility requirements are met. Potential applicants must be of legal age, be Spanish nationals or legally resident in Spain, comply with the means tests in place for each type of housing, the amount that the cohabiting unit will allocate to the payment of the total annual rent must not exceed 35% of their combined net annual income, they must be registered and/or work in the municipality for which they are applying for at least three years and they must use the home as their habitual residence, as well as not owning any property in the national territory.
